  SPONSORING ORGANIZATION  
 

The Fred Douglas Society Inc. (FDS) is a non-profit, faith-based organization affiliated with the United Church of Canada. The Society supports the philosophy of its founder, Rev. Dr. Fred Douglas:

“Each person is unique with individual rights, values, and expectations, and is entitled to the highest quality of life possible, both in the community and in residence.” (Rev. Dr. Fred J. Douglas).

FDS has provided high quality affordable seniors housing for over 50 years. As the demographics and needs of seniors change, FDS is responding by adapting its mix of housing options. Today, Fred Douglas’s aging in place housing options include:

bullet Independent living rental apartments (Fred Douglas Courts and Fred Douglas Apartments)  - 58 housing units.
bullet Independent living life lease apartments (Fred Douglas Place) - 130 housing units.
bullet Supportive housing (Fred Douglas Heritage House) - 28 housing units.
bulletPersonal care (Fred Douglas Lodge) - 136 housing and nursing care beds.
 
 

FDS is embarking on a new era with a goal to construct more than 100 new affordable housing units for seniors. The development and construction of Fred Douglas Gardens is the first phase of several new developments on the Aberdeen Avenue property and will feature 28 life lease units of Accessible, Affordable, Maintenance Free, rental housing for seniors. Fred Douglas Gardens will share in the existing services and amenities of the Aberdeen Campus.

 
 

The site is conveniently located at the corner of "Aberdeen and Shaughnessy" and well serviced by both public transit and local community supports, businesses, parks and community services (ask our project planners for details 204.982.2000).

The Fred Douglas Gardens project is sponsored by "Fred Douglas 1300 Aberdeen Inc", a Not-For-Profit housing corporation set up specifically for this sole purpose. The Board of Directors of the Corporation serve in a philanthropic nature for the life of the Project. Directors receive no financial gain nor income from their position.

Fred Douglas Gardens Life Lease is designed to provide safe, secure, healthy, and comfortable living spaces and to foster social, cultural, and multi-denominational spiritual interaction.

The facility will be four-storeys with nearly 29,000 square feet of space comprising;

bullet20,050 square feet of living space within 28 residential units on the 1st though 4th floors.
bullet 12 one-bedroom units ranging from 600 sf to 635 sq.ft and 16 two-bedroom units ranging from 790 sf to 805 sf.
bullet All units are wheelchair accessible (for users and/or visitors).
bullet There is 1400 sq.ft. of common space on the main floor including the multi-purpose room with kitchenette, opening out to a landscaped patio area, accessible washroom, laundry and secure entry lounge.

bullet Wood framed construction designed to meet “higher than code standards” Manitoba Hydro PowerSmart 2.0 energy efficiency requirements.
bullet Fully sprinklered with fire alarms.
bullet Garbage chutes on each floor.
bullet An elevator conveniently located off the main entry close to shared common spaces.
bullet The development of the interior and exterior spaces will be welcoming for residents, creating a strong sense of safety and security, including appropriate landscaping, exterior lighting, pathways & building orientation.

bullet In addition to all units being designed to meet universal accessible design criteria, additional design consideration for seniors will be incorporated such as: comfort-height toilets, grab bars in the washrooms; medical locks; handrails on both sides of the public corridors; lowered shelving heights; low-to no-rise flooring transition thresholds; lower counter heights, etc.

  LIFE LEASE DETAILS

  A non-profit life lease such as the one proposed here provides "stability", "flexibility" and "affordability" to our community senior households.

 

 
 

 

Stability is provided via not-for-profit rent and operations for the life of the project.

Flexibility is available when there is a need to vacate. The tenant simply gives notice. The tenant is not required to sell the life lease.

Affordability as well as from not-for-profit rents, affordability is enhanced by virtue of this projects ability to provide monthly rental assistance to a limited number of eligible households (call 204.982.2000 for details).

 

 
  For households whose house sale provides cash in excess of the minimum entrance fee required, the project will offer an option to further reduce the rent by participation in the "Second Security Fund" resulting in a rent credit.  
  RENT SUBSIDY  
 

The Fred Douglas Gardens will have the ability to provide “rent-geared-to-income” rental subsidies to a limited number of qualifying households who cannot afford to pay the full monthly rental amounts. Please contact our project planners for details (204.982.2000).

 

 
  For households whose house sale provides cash in excess of the minimum Refundable Entrance Fee required, the project will offer an option to further reduce their rent by participation in the "Second Security Fund".

  HOW DO I STAY INFORMED?  
  I'm interested for my mum or dad but nowhere near committing to anything yet. I would like to know more and be advised on the progress of this proposed development. How do I do that?

You can call our project planners 204.982.2000 and simply ask them to add you to our "Interested Party List". We will keep you informed. If you want to be removed from the list - just call again and request to be removed.

  HOW DO I PRE-RESERVE A SUITE?  
  I want to get a reserve a suite now. Can I do that?

Yes you can "pre-reserve a suite" now.

To pre-reserve a suite you are required to download the following "Pre-reserve a suite form", complete it and return it to our project planners (Fred Douglas Gardens - c/o 757 Henderson Highway, Winnipeg, MB R2K 2K7) accompanied with a fully refundable $1,000 cheque made out to Fred Douglas 1300 Aberdeen Inc. "In Trust" for: Fred Douglas Gardens. You can call our project planners and make an appointment to meet with them to answer any questions you might have before you do this and/or to help you.

The pre-reservation will hold the suite until such time we send you a full "Offer to Lease" to review with your family, legal and financial advisors.

This "pre-reservation" deposit does not commit you to taking the suite or to Fred Douglas Gardens providing you the suite. It hold the availability of the suite for you as the development of the project progresses towards construction commencement.

The commitment occurs when both parties (tenant and landlord) sign the "Offer-to-Lease".

  DEVELOPMENT STAGES  
 

 

Interested Parties – Stage 1

Interested parties go on our “contact list” and are informed of progress, updates, information meetings, etc. There is no commitment at this stage (call or complete  Interested Parties form)

Pre-Reservation - Stage 2

Interested parties may move to pre-reserve a suite by making a $1,000 fully refundable deposit by way of cheque to “hold their interest” in a specific suite until an Offer-To-Lease is activated. There is limited commitment at this stage (call or complete Pre-reserve a suite form). The interested parties are provided with the full “Commitment and Life Lease Agreements” for review.

Offer-to-Lease – Stage 3

An Offer-to-Lease is concluded after the initial tenants’ review and acceptance of the “Life Lease and Commitment Agreement” and supporting project information. The Landlord is committed to providing the suite on the condition that financing is obtained – and – The tenant is committed to provide the cash and take possession of the suite on the condition the suite and the project are completed as described and within the stated time frames. If the landlord cannot provide the suite, 100% of all funds committed by the initial tenants are released/refunded.

Construction – Stage 4

Upon demonstrating to the independent third party trustee that all not-for-profit landlord equity, tenant equity and financing is in place, construction will commence (we are currently anticipating a 12-month construction duration).

Occupancy – Stage 5

Occupancy will occur upon completion of construction and issuance of an occupancy permit. The physical move-ins will be scheduled and can occur immediately following legal occupancy.

 

 
  NOTE FROM PLANNERS  
  We have been working with community groups like Fred Douglas Gardens since 1988, assisting them to develop fine projects such as this one.

All of our clients who have already developed projects are experiencing massive waiting lists - largely in part due to; the projects maintaining their original quality and, the cost to live there has not increased anywhere close to the cost increases in the commercial rental market - thereby making the projects exceedingly financially attractive.

All of our clients projects have been 100% leased prior to construction completion. Most are fully leased prior to construction commencing.

After project completion, our clients never need to advertize because they have large waiting lists. As soon as a notice-to-vacate is received, the waiting list is called and 100 times out of 100, a new tenant is found from the waiting list (it costs nothing to be on any of our clients waiting lists). If you're not on the list - you don't get a call!

Over time, the projects get more and more financially attractive and the waiting lists continue to grow.

The moral of this story is this: "if you are remotely interested in this new project (even if it's for your mum or dad and not you - or for future possibilities), get on the "interested parties list". That way you stay informed (at no cost to you). Interested Parties List
